Different buildings have different security measures. We recommend tenants make use of all locks on exterior doors. We also recommend tenants make use of a bar at the base of any sliding exterior door. We also recommend – and in some case will require – tenants to provide proof of renters insurance. Nether BlackAcre Property Management nor any individual property owner assume or will be responsible for the safety of the contents of a tenant’s unit.
All “improvements” such as, but not limited to painting or adding shelving etc., must be requested in writing and approved by the management company in writing. Any “improvements” which were not approved or result in a condition deemed more than “normal wear and tear” may result in a security deposit deduction.
If a roommate moves out prior to the end of a lease, we need to be contacted by that roommate or any other resident in that unit. Any new roommate must go through the same application and acceptance process as the original tenant.
No. If you move in mid-month, that month’s rent will be prorated and all further rent will be due on the 1st of each month. Example: You move in on March 17th, you will pay a prorated rent for the remaining two weeks of March. On April 1st, the full rent for April is due.
A rental application and background check is required for each person, over the age of 18, who is moving into the property, even if that person is not named on the lease.
All properties include a refrigerator and stove.
The security deposit and first month’s rent are required to be paid upon lease signing. These funds must be paid either with a bank or cashiers check, a money order, or cash. Personal checks are not accepted.
Each property owner handles this in a different ways. Some allow pets, some do not. So the simplest answer is …”It depends”. In general if a pet is allowed expect to provide a pet deposit.
